A Charter for change

What is Project 28?

Project 28 brings together organisations from across the property industry with a shared ambition to improve the way homes are bought and sold in England and Wales.

Estate agents, conveyancers, lenders, brokers, technology businesses and other property professionals are working together around a practical set of commitments designed to reduce unnecessary delay and create greater certainty.

At its heart is a simple but ambitious goal: to streamline the transaction process to just 28 days from sale agreed to exchange.

Improving the home-moving process doesn't require us to wait for the market of tomorrow. There are meaningful changes our industry can make today.

The Project 28 Charter

Eight commitments to a better transaction

The Charter focuses on practical changes that can help the industry move information, decisions and legal preparation much earlier in the transaction.

1

Early conveyancer instruction

Engaging the seller's conveyancer at the point of listing.

2

Upfront information

Gathering relevant property information much earlier.

3

Available data

Making accurate digital information available to authorised parties.

4

Trusted data

Using reliable information with clear provenance.

5

Interoperability

Secure access to transaction information without unnecessary duplication.

6

Earlier leasehold packs

Commissioning important leasehold information at the point of listing.

7

Recognisable best practice

Helping consumers identify organisations committed to positive change.

8

Quality service

Recognising the importance of a fair fee for a professional service.

Why Aconveyancing became a founding member

Project 28 closely reflects how we believe conveyancing needs to evolve.

There is understandably a great deal of discussion about reforming the home-moving process. But at Aconveyancing, our focus has always been much more immediate.

What can we change today?

We believe significant improvements can be made within the market as it operates now. We can start legal preparation earlier, collect better information upfront, identify problems sooner, reduce unnecessary duplication and work more closely with estate agents and other professionals.

Project 28 in practice

Turning upfront information into legal insight

Supporting change is important. Building practical solutions that can make a difference to transactions now is even more important.

300+ property and transaction data points analysed
Early legal analysis while the property is on the market
Action not simply more information

Legal Insight Report

Developed exclusively by Aconveyancing, our Legal Insight Report is designed to move legal understanding much earlier in the home-moving journey.

Rather than waiting until a transaction is underway before potential issues are discovered, we analyse available property and seller information at an earlier stage.

  • Identify potential legal and property issues earlier
  • Highlight matters requiring further investigation
  • Identify missing documents and evidence
  • Create actions for the seller and conveyancer
  • Help reduce avoidable enquiries later

Legal Insight Summary

Alongside the detailed report, our Legal Insight Summary provides estate agents and clients with a concise overview of the most important findings.

Using clear Green, Amber and Red indicators, it helps the people involved in the transaction quickly understand whether a property appears straightforward or whether matters should be addressed early.

This gives our estate agency partners greater visibility without requiring them to interpret a detailed legal report.

More than upfront information

Information only creates value when something happens with it

That is why our approach goes beyond simply collecting data.

Identify Gather property and seller information earlier
Understand Analyse the information for potential legal issues
Act Resolve avoidable issues before they become delays
Why it matters

Project 28 principles, delivered in practice

Project 28 is built around earlier instruction, better upfront information, trusted data and stronger collaboration between everyone involved in a property transaction.

Our Legal Insight Reports bring those principles together in a practical way.

Instead of simply transferring information from one party to another, we use it to create actionable legal insight before avoidable delays develop.

Not more process for the sake of process.

Not more data simply because it is available.

Better information. Earlier insight. Practical action.

“The earlier we understand the property, the earlier we can deal with the things that could otherwise cause delay.

Leading change rather than waiting for it.

28 days is ambitious. That's the point. Achieving meaningful change will require collaboration across the property industry, but it also requires individual organisations to act.

As a founding member of Project 28, Aconveyancing is committed to playing its part – challenging established processes, developing practical solutions and focusing on the changes we can make today.
