Sale & Purchase Fees

Our Service

We provide residential conveyancing services in England and Wales for a seller and or a buyer, and where instructed, for the lender. We conduct relevant searches and enquiries, and prepare and approve the documents to transfer title. Where needed we will register your title and deal with stamp duty requirements.

Fixed Fees

We charge legal fees as a fixed sum, except where we discuss this with you in advance.

Legal Fees

The average price for property in our area is £265,000 to £322,000.

Our legal fees for a property at this price are £1761.50 plus £352 VAT (at 20%). Your legal fees include the following services: mortgage admin, SDLT return, archiving fee. We will also charge for the following as additional legal fees, Telegraphic Transfer £48 (VAT inclusive) for each transfer of money, £58.80 (vat inclusive) for electronic registration of your property at the Land Registry and ID verification of £28.08 per person (inclusive of vat)

Our legal fees for a sale are £1334 plus £266.80 VAT (at 20%). Your legal fees include the following services: mortgage admin, archiving fee. We will also charge for the following as additional legal fees, Telegraphic Transfer £48 (VAT inclusive) for each transfer of money and ID verification of £28.08 per person (inclusive of vat).

The examples given are for a typical standard freehold house purchase with a mortgage, or a sale with a mortgage to be redeemed. In both cases, with no complications. A higher or lower charge may apply if your instruction involves, for example, a higher or lower priced property, a leasehold apartment, a management company, shared ownership, help-to-buy, a new-build, unregistered title, gifts from a third party, preparing a trust deed.

We will always give you an individual cost estimate tailored to the personal circumstances of your sale or purchase.

Complications may only be discovered as your sale or purchase progresses and therefore might not be known at the outset. We will always tell you immediately if complications apply to your sale or purchase.

We will charge the rate of VAT current at the time of providing you with an estimate.

Disbursements including Stamp Duty

In addition to legal fees we will charge you for disbursements. These are costs paid to third parties that relate to your matter, for example stamp duty when buying a house.

For a typical standard freehold purchase with a mortgage, but no complications, the cost of disbursements may range from:

Property Searches £315.80 (to include local authority, environmental and water & drainage searches)

Land Registry registration fee £150

Disbursements are likely to be different for each customer as they depend on individual circumstances, and what becomes known during the transaction.

Total cost of service

For a typical standard freehold purchase with a mortgage, but no complications, the total cost may be £2443.96. For a typical standard freehold sale with a mortgage, but no complications, the total cost may be £1722.91.

Referral arrangements

We have some referral arrangements with estate agents and brokers. If we pay a referral fee, we will tell you. For a typical standard freehold purchase, the referral fee may range from £150 to an average of £220.
